En-suite Double Bedroom Extension

Our customer contacted Peninsula to work on a new house extension above an existing garage to create a double bedroom with a full en-suite bathroom. As with any home extension, the result always outweighs the challenges throughout and this project was no exception, giving the owners an incredible, extended space for their family home.

Exterior build and hand-cut roof

With full architects plans already approved and structural and material specs complete, our first undertaking was to remove the existing garage roof tiles and gable end structure. Once cleared, this gave us the space needed to complete the project’s first major task of RSJ steel beam installation, allowing us to build up.

With walls and the skin of the extension built up, this gave us the base on which to measure and construct a new hand-cut roof. Handcrafted and constructed on-site for precision, new timber was used to create the extension’s purlins, rafters, joists, and ridge boards.

Applying roofing underfelt to the rafters, we also added spaced wooden battens for the secure fixing of all the roof slates which were taken and reused from the original garage roof. We also added new ridge caps to protect the timber joists giving a complete weather and rainproof finish.

On the extension’s exterior brickwork, we added a decorative effect, brick soldier course – with the narrow edge of the brick facing outwards – below the windows, matching the style of the rest of the existing house. With this complete, the extension was ready to have its windows fitted and finished with a fully rendered surface.

Plastering and final fix carpentry

With the exterior work complete, phase two of the project was to finalise the extension’s interior. After full insulation was added to the walls and ceiling, we added plasterboard. With the screws all countersunk and filled, the joins between each board fully taped, and metal angle beads added for any corners, we applied the plaster directly throughout.

Once the plasterwork was complete and painted, we ran through a final fix of carpentry to ensure the extension’s woodwork has all the required finishes. This included all internal doors, architraves, door sets, and skirtings.
